I am a Deal Scout focused on recreational, destination, high-end, hospitality RV parks and campgrounds. This is the area where I am learning and desire to become the best I can be at researching, evaluating, and underwriting properties to determine whether they are worth bringing to the table.
When you work with me as a Deal Scout, I am not just going to send you a link to a property.
It is my goal to provide you with as much information as I can possibly find, ask the right questions, obtain the financials, evaluate them, put the numbers into the RV Park underwriting calculator/template, and provide you with an entire packet of information so you can make an informed decision as a buyer.

I AM ALSO LOOKING TO OWN
As I research and evaluate properties as a Deal Scout, I may come across properties that I personally want to own or participate in. Depending on the property and opportunity, I may also be interested in management, operations, or living on the property and serving as the operator for a period of time.
My focus is on properties where I can find untapped potential and identify ways to create additional property value and increase profitability. That is my superpower.
I have lived and traveled in my van for several years, staying at hundreds of campsites, campgrounds, RV parks, and National and State Parks. I have experienced the good, the bad, and the ugly of campgrounds firsthand.
I have never just stayed at them and simply enjoyed myself. I automatically start evaluating them. I notice the sites, layout, amenities, landscaping, operations, guest experience, unused or underused areas, and opportunities to improve the property. I start seeing what could be changed, added, upgraded, or operated differently to create additional value and increase profitability. It is the same thing I have done with businesses for years.

BACKGROUND AND BUSINESS EXPERIENCE
I am a longtime entrepreneur and have built and operated multiple businesses throughout my life. I understand what it takes to run a business, manage the day-to-day operations, solve problems, work with customers and vendors, create revenue, control expenses, and continually look for ways to improve profitability.
For more than twelve years, I also worked alongside other business owners as a Virtual Assistant, Project Manager, and Online Business Manager. A large part of what I did was look at their businesses, understand how the different pieces worked together, and identify ways to make them more efficient and profitable, particularly through better systems and processes. Systems and processes are one of my superpowers.
I have the ability to look at a business or project, quickly understand how the different components work together, identify what needs improvement, and develop practical solutions for greater efficiency and profitability.
My experience includes business operations, project management, AI and online technology, websites, social media, marketing, events, and community building. I have also founded and led a women’s business organization, working directly with other entrepreneurs and business owners.

REAL ESTATE & PROPERTY MANAGEMENT
I have more than eight years of property and community association management experience, managing a diverse portfolio of more than 20 residential and commercial communities representing approximately 500+ units.
As a Community Association Manager, I served as the primary liaison between boards, homeowners, vendors, and contractors while overseeing day-to-day property operations, governing-document compliance, homeowner concerns, maintenance issues, vendor coordination, and community projects. I also worked with assessments, collections, delinquent accounts, homeowner payments, and financial records.
My experience also includes working with a timeshare property of more than 1,000 owners, where I was involved in day-to-day property operations, vacation rentals and reservation systems, vendor and contractor coordination, year-round maintenance and property upkeep, policies and procedures, compliance, and staff recruitment, training, and supervision.
I also managed my own portfolio of Airbnb properties, giving me hands-on experience with short-term rental operations, guest management, reservations, property readiness, and the day-to-day details involved in operating successful vacation rentals.
Throughout my property management career, I have been responsible for keeping a lot of moving pieces moving at the same time, identifying problems, coordinating the right people and resources, and creating systems and processes to make operations run more efficiently.

EVENTS & HOSPITALITY
I also bring extensive experience in event planning, hospitality, and creating guest experiences. As a Marketing/Event Director for a chamber of commerce, tent company and my own concierge company. Was responsible for planning and coordinating large-scale community events. Including creating marketing pieces, coordinating vendors, working with business owners etc.
As an entrepreneur, created All-Inclusive Packages, partnering with local lodging properties, restaurants, activity providers, transportation services, and other local businesses to create complete vacation experiences for guests. I packaged lodging with activities, dining, transportation, events, and other experiences, coordinating the different businesses and services needed to bring the entire package together.
That experience allows me to look at a hospitality property and see beyond the existing operation. I naturally see opportunities for events, retreats, partnerships, activities, packages, and additional guest experiences that can create new revenue streams and increase the overall value of the property.

BIGGER VISION
And there is a greater purpose behind all of what I want to accomplish. My goal is for real estate investing and campground ownership to ultimately fund and further STAND FIRM ministry and community.
Through STAND FIRM, my vision is to Him-power 10,000 solo women to know WHO GOD SAYS THEY ARE, walk boldly in the Dunamis power of the Holy Spirit, and STAND FIRM on God’s Word, no matter what biscuits are flying.
